Upcott Farm House has recently been refurbished throughout. It's a traditional farmhouse offering spacious holiday accommodation for up to 15 guests (13 in beds, plus sofa bed), ideal for a family or friends getting together in rural Exmoor. Located in the middle of Exmoor National Park, Upcott Farm House is a fantastic base for exploring the West Country. Bring your well-behaved dogs (4 max) for long leisurely strolls in the beautiful countryside, footpaths right outside the door.

Upstairs there are four double bedrooms (one with en-suite shower room and toilet), two twin rooms, and a single bedroom. There is a spacious family bathroom with shower over bath and hand basin, plus separate toilet. There are two further shower rooms with hand basins, and one includes toilet too.

Downstairs there is a large fully equipped kitchen with breakfast table, and complete with a large inglenook displaying implements that would have traditionally been used. The kitchen is fitted with two electric ovens plus a further small oven/grill, and hob plus dishwasher. Adjoined to the kitchen is the porch which houses the washing machine and tumble dryer. There is a large cold store/larder containing additional tall larder fridge (in addition to the under-counter fridge in the kitchen) and chest freezer, plenty of space to store a large supply of food! The spacious boot room to the rear of the house has an exterior door, so access with muddy boots can be made via this entrance, there is a downstairs toilet off the boot room. The sitting room overlooks the front garden, it is spacious and has a open fire. One of the sofas can be converted into a sofa bed for two additional guests, in order for the property to accommodate a total of 15 guests. The dining room, across the hallway, looks out over the front garden too and the large dining table provides plenty of room for everyone to sit down to eat together.

The small garden to the front of the property is level and enclosed by an ornate metal fence. The garden to to the side/rear of the house contains the heated swimming pool. The rest of the garden is slightly sloping and terraced, it is enclosed by a fence also. The view from the garden are across the yard to the surrounding countryside.

A high chair and two cots can be provided (bed linen not provided for the cots)

The kitchen is well equipped with many extras including mixer, blender, cooking tins, vegetable dishes etc.

Also, in the lounge there is a small selection of DVD's, CD's, books, maps etc.

Most household items are supplies, such as washing up liquid, washing powder, tumble dryer sheets, small hand soaps, kitchen and toilet rolls, bin bags, J-cloths, sponges, dishwasher tables, cleaning items, two hovers etc

The enclosed lawn to the side of the property also contains the indoor swimming pool. In addition there are many little corners in the garden areas with seats to enjoy this beautiful part of Exmoor countryside.
