The ultimate year round lakefront retreat with over 160 feet of frontage with a private pier on Little Muskie Lake. Enjoy beautiful western sunsets. This quaint cozy retreat gives you the ultimate up north experience. Only minutes from downtown Minocqua. Located on snowmobile trail.

June through August - Weekly Rentals Only

Check in is Saturday at 3pm. Check out is the following Saturday at 11am.

September through May - 3 Night Minimum

$175 per night up to six person occupancy

Extra $25 per night for additional guest(s).

Maximum Guests allowed is 8.

Add 9.5% lodging tax fee.

Cleaning Fee is $100.00

Please respect our neighbors and keep noise to a minimum after 10pm.

No smoking. No pets. No parties or events.

If the guest arrives and decides to leave early, the nights not spent are not re-fundable.

OCCUPANCY

Guest agrees that no more than 8 persons shall be permitted on the

Property at any time during the Rental Term, all of whom shall comply with the

conditions and restrictions imposed upon Guest under this Agreement.

CONDITION AND USE OF PROPERTY

The Property is provided in “as is” condition. Owner shall use its best

efforts to ensure the operation of all amenities in the Property, such as internet

access, satellite or cable TV.

Owner shall not be held responsible for such items failure to work, but will make

every effort to correct any issues as reported as quickly as possible.

Guest shall use the Property for residential purposes only and in a careful

manner to prevent any damage or loss to the Property and keep the Property in

clean and sanitary condition at all times. Guest and any additional permitted

guests shall refrain from loud noise and shall not disturb, annoy, endanger, or

inconvenience neighbors, nor shall Guest use the Property for any immoral,

offensive or unlawful purposes, nor violate any law, association rules or

ordinance, nor commit waste or nuisance on or about the Property.

DEFAULT

If Guest should fail to comply with the conditions and obligations of this

Agreement, Guest shall surrender the Property, remove all Guest’s property and

belongings and leave the Property in good order and free of damage. No refund

of any portion of the Total Rental Fee shall be made and if any legal action is

necessary, the prevailing party shall be entitled to reimbursement from the other

party for all costs incurred.

ASSIGNMENT OR SUBLEASE

Guest shall not assign or sublease the Property or permit the use of any portion

of the Property by other persons who are not family members or guests of the

Guest and included within the number of and as permitted occupants under this

Agreement.

RISK OF LOSS AND INDEMNIFICATION

Guest agrees that all personal property, furnishings, personal affects and other

items brought into the Property by Guest or their permitted guests and visitors

shall be at the sole risk of Guest with regard to any theft, damage, destruction or

other loss and Rental Agent shall not be responsible or liable for any reason

whatsoever.

Guest hereby covenants and agrees to indemnify and hold harmless Owners from

and against any costs, damages, liabilities, claims, legal fees and other actions

for any damages, costs, attorneys fees incurred by Guest, permitted guests,

visitors or agents, representatives or successors of Guest due to any claims

relating to destruction of property or injury to persons or loss of life sustained by

Guest or family and visitors of Guest in or about the Property and Guest

expressly agrees to save and hold Rental Agent harmless in all such cases.

RELEASE

Guest hereby waives and releases any claims against Rental Agent, the Owners, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

ENTRY AND INSPECTION

Owner reserves the right to enter the Property at reasonable times and

with reasonable advance notice for the purposes of inspecting the Property or

showing the Property to prospective purchasers, renters or other authorized

persons. If Owner has a reasonable belief that there is imminent danger to

any person or property, Owner may enter the Property without advance

notice.

UNAVAILABILITY OF PROPERTY

In the event the Property is not available for use during the Rental Term due to

reasons, events or circumstances beyond the control of Owner, Owner will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Owner shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Owner shall have no further obligations or liabilities in any manner pertaining to this Agreement.

From June 4th through September 3rd we require weekly rentals. Checkin is Saturday at 3pm. Checkouts are the following Saturday at 10am.

Please respect our neighbors and keep noise to a minimum after 10pm.

No smoking. No pets. No parties or events.

We require 50% deposit at time of booking and balance paid in full 28 days before arrival. We accept all major credit cards. Paypal is also accepted.

For a 50% refund, cancellation must be made seven full days prior to listing’s local check in time on the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before check in time.

If the guest cancels less than 7 days in advance, the nights not spent are not refunded.

If the guest arrives and decides to leave early, the nights not spent are not refunded.

Any damage to property or missing items, credit card on file will be charged.

According to the Minocqua Chamber of Commerce: The greater Minocqua area could qualify as water sports heaven. It is a part of what is known as the Lakeland Area of Vilas and Oneida Counties, so named because more than 3,200 lakes, streams and ponds are found in the two counties. World-class fishing, leisure boating and water-skiing are among the popular pastimes here. Off the water, there’s an impressive network of trails for hiking, biking, cross-country skiing, snowshoeing and snowmobiling. For an overview of the wildlife and striking local habitat, visitors can cruise through the spectacular Willow Reservoir. If you’re traveling with kids, there’s plenty to do here. A trip to the Art Oehmcke Fish Hatchery in Woodruff is always fun – lots of big muskies and northerns to ogle. At Wildwood Wildlife Park they can pet a porcupine or feed deer. Sheer’s Lumberjack Shows are awesome demonstrations of log rolling, chopping, sawing and climbing.

We had a great stay! Our kids caught a ton of fish and we enjoyed the beautiful scenery. The location was perfect for all of the 4th of July activities we wanted to attend. We hope to be back again next year! Thank you!

The cottage was in great shape. Nice, clean, and plenty of space for our family of five. Our kids loved fishing off the dock and catching endless panfish! Good location to enjoy many outdoor activities in the general Minocqua area. I'd recommend this cottage to anyone.

We had a lovely time at the lake! It's a nice, very private, quiet spot!! Lots of room for a whole family with lots of space for everyone. The views from the cabin are lovely. We rented a paddleboard from a nearby company and loved taking it out on the glass-like water. Saw lots of wild life including beautiful bald eagles. Cabin is great proximity to Minoqua, Woodruff, and St Germain. Would highly recommend this spot!
