The Roundhouse in West Anstey (Devon) is a beautifully positioned, south-facing former threshing barn, which has now been converted to very comfortable holiday accommodation for up to 6 guests plus baby. The large, almost circular, living room has superb views across the surrounding countryside.

Set in a 13 acre smallholding on the Southern edge of Exmoor, The Roundhouse in West Anstey (Devon) is a delightful rural retreat, well-suited to families looking for a 'get away from it all' break, as well as walkers and cyclists.

Sleeps up to 6 guests (plus cot)

One downstairs king size bedroom with French doors to the terrace. Beautiful oak sleigh style bed with orthopaedic mattress.

Shower room on the ground floor

Double Master bedroom upstairs with en-suite bathroom. French style bed with orthopaedic mattress.

Further twin bedroom and adjacent family bathroom upstairs plus small 'nursery' room with travel cot, washable waterproof mattress and changing table

Spacious sitting room with a cosy wood-burner, plenty of stylish comfortable seating, and dining area.

Modern kitchen with all new appliances including a Neff fan oven, induction hob, full sized dishwasher, microwave, large fridge freezer and blue tooth speaker/DAB radio.

Large, private and enclosed garden with outside seating on a paved terrace.

The entrance hall provides space for coats and boots, and then opens directly into the light and airy newly fitted kitchen. The utility room (with separate washing machine and tumble dryer) and a shower room (comprising shower, toilet and hand basin) are located on the ground floor. A couple of steps down into the ground floor king size bedroom, with french doors which open into the garden. A few stairs lead from the kitchen area up to the superb 'round' sitting room with dining area. The large windows overlook the garden and make this a lovely room to relax in, whatever the weather. The wood-burner gives a cosy atmosphere in the cooler months. The sitting room is also completed with TV/DVD player, as well as plenty of books, DVDs and games, and a stereo with iPod dock.

Upstairs are two further bedrooms and bathrooms, one a double bedroom with en-suite bathroom (bath, toilet and hand basin). The third bedroom is a twin and the family bathroom off the hall has a bath with hand-held shower attachment, toilet and hand basin. There is another small 'bedroom' off the hallway, which can be used as a baby bedroom and a travel cot and changing table are provided here.

Electricity and heating costs are included in the price of your accommodation. Central heating is fitted throughout the property and there is a wood-burner in the living room. One basket of logs and some kindling will be provided.

Bed linen and towels are provided for your convenience. Please bring outdoor/beach towels if you wish to take them with you on day trips.

Up to two dogs are welcome by prior arrangement, for a supplement of £20 per dog. Please do not allow your dogs on the furniture or in the bedrooms.

Wifi is available at no extra cost.

The garden at The Roundhouse is enclosed and private with fine views of the surrounding countryside. There is a lawned area as well as a paved terrace with outdoor seating and table, where you can enjoy an al fresco meal or drink with beautiful views over to Dartmoor on a clear day.

The owners live in the property next door (not attached) which has separate access and outside areas. They are always happy to show guests around the smallholding, where they keep free range chickens, sheep and pigs. There are also several beech copses to explore, as well as a dedicated 'conservation' area where you are able to quietly relax and observe the wildlife. Wildlife seen on the property includes tawny owls, badgers, roe deer, buzzards and red kites.
