Description from owner

- incomparable ratings

700 families coming to Oceansedge during the last 35 years offered an unbroken string of 5-star ratings.

Perhaps the only such unbroken string of perfect ratings in all of Homeaway’s innumerable listings.

(The perfect ratings reach back to when Homeaway first began soliciting “reviews” decades ago.)

- reasons for the ratings

Those same guests expressed 8 reasons why they considered the Oceansedge property to be the best vacation rental property of its kind on the Maine Coast:

(1) the Property

(2) the Home

2) the HOME

- overlooking Frenchmans Bay and its islands, and the North Atlantic beyond

- Hulls Cove was the original 19th century epicenter of the town [then called Eden], and the location of several Gilded Age mansions along with a pier still located near the subject property.

- The pier received from tenders the owners of the world’s greatest yachts and the admirals of the American Great White Fleet.

b) private, secure formal entrance

- A gate-able formal entrance

- A stone wall 125' in length

- Stone pillars and antique gaslight lanterns ,14' in height

- An also-posted 1,000' driveway to the house at the edge of the ocean

c) absence of noise, traffic, and crowds

The set-apart aspect of the subject property, which is highly unusual relative to most rental properties in Bar Harbor and on the Island, ensures quiet, privacy, solitude, personal safety

d) Proximity to:

- 1 mile from Reception Center for 30,000-acre Acadia National Park

- less than 1 mile to: beach, Bar Harbor’s most popular restaurant, country store

- Granite steps to an illuminated at-the-beach deck

a) Ocean frontage –

Actual on-the-ocean shore frontage

b) waterfront access –

Easy access from the property’s backyard:

- pink granite steps,to at-the-beach deck

- on toward the beach and the flat-water cove

- private

c) SAFETY - no cliffs

Access to the oceanfrontage is SAFE:

- No visually seductive but death-beckoning cliffs

- No invisible but lethal rip tides in roiling waves

- No unsurviveable undertow in frigid currents.

d) Kayaking

Oceansedge is arguably the most ideal location for ocean kayaking on Mount Desert Island.

- Easy access to safe water

- No freak downdrafts from cliffs

- No rogue waves

- No unscalable cliffs in an emergency

“Anytime" kayaking:

- from the beach below the lawn

- over Hulls Cove toward Bar Harbor Yacht Club

- past Gilded Age shorefront homes and intervening hotels and restaurants

- to the Town’s marina and

- the islands beyond

e) deck at beach

- Dining table and deck furniture under apple tree shade

- Passing and basking seals and seal pups, plus rare ducks, crying loons

- Views of Bar Harbor’s boat basin: working lobster boats by day, cruise ships alight at night.

f) lighting

Optional floodlighting such that watching the ocean waves can be as much enjoyed at night as during the days. White floodlights, or in blue and green.

g) unobstructed views and privacy

Although a public-way Shore Path in Bar Harbor divides most shorefront homes from the shoreline, the Shore Path does not exist, at all, in the Hulls Cove neighborhood.

No coming and going of walkers and gawkers compromise our guests’ ocean views, nor their privacy.

h) Ambiance

The subject home faces directly south toward the oncoming sea breezes: the sight and sound and smell of the moving ocean.

a) proximity

- Located within 1 mile (walking/bicycling distance) of the official Reception Center for Acadia National Park

- Few significant rental properties can claim the same proximity.

b) things to do –

- 50 miles of “carriage roads” connecting several shoreline villages and towns on Mountain Desert Island.

- car-less bicycling plus: jogging, mountain climbing, hiking, fishing, swimming, musing

- 30,000 acres: lakes, ponds, mountain and ocean vistas

c) fame -

- among the most beautiful places in North America

- encouraged by Teddy Roosevelt, organized by Harvard visionaries, largely capitalized by the Rockefellers.

- Owned for over 40 years.

- possibly the longest-standing vacation rental in Bar Harbor

“There is literally nothing on the Coast of Maine that offers everything you have.” Andrew P, NYC, NY; July 5, 2019.

About the area

Hulls Cove / Bar Harbor/ Mount Desert Island (“MDI”) / Acadia National Park (“ANP”): Oceansedge is located in Hulls Cove, an historic residential neighborhood – the center of early Bar Harbor when called Eden. Also in HC: the historic and distinguished Bar Harbor Yacht Club; Bar Harbor’s most popular restaurant, the oceanfront Chart Room; and a beach -- swimming for the young at heart and for some Republicans. Legendary Bar Harbor is the largest, most active, and most prominent community on MDI. MDI predominantly consists of Acadia National Park, one of the most beautiful places in America. 30,000 acres; 50 miles of "carriage roads"; gorgeous ocean vistas. The Reception Center for ANP is 1 mile from Oceansedge– by bicycle.

Getting around

Happily, there is absolutely no public transportation at the subject property. Oceansedge is located on a private and posted road, Lookout Point Road. The road circumnavigates the shores of a peninsula reaching into the ocean at Hulls Cove – the most exclusive neighborhood and most historic community in Bar Harbor. The private road is intended for the sole use of a scattering of homeowners, and for their guests like you. And, of course, for the deer and their fawns who hold a superior title to the road and to the whole peninsula for that matter, but who are always welcoming to the rest of us.

Getting here

There is an iconic joke about some towns in Maine being like East Vassalboro – a place where “you can’t get there from here.” But Bar Harbor, which is the most celebrated vacation travel destination on the New England Coast, is within easy reach. Visitors can drive to Bar Harbor after traveling by plane to Boston (a 5-hour drive to Bar Harbor), Portland (3+ hours), Bangor International Airport (1+ hour), or Bar Harbor/Trenton (20 minutes). There is Amtrak service to Portland. And actually very good bus service (Concord) from Boston to Portland (2 hours) and Bangor (4 hours), where there are chauffeur services and, of course, rental car services. Traveling by water, some guests have sailed from Boston in a few days – perhaps in less time when sailing a Maine-made Hinckley yacht. One guest kayaked to the property from Portland and was still able to pull the boat ashore without humanitarian assistance – a week).

Interaction with guest

I have overseen the Hulls Cove property in Bar Harbor for 45 years and through several generations. The property was among the first vacationrentals on Mt. Desert Island. It was the first in the Hulls Cove neighborhood which has always been considered the most historic and prestigious residential neighborhood in Bar Harbor. The property has remained arguably the best vacationrental property among its 700 competitors. Achieving that goal resulted from: - continuously improving the physical aspects of the building and the grounds at the property; - carefully noting the practices and standards of ultra luxury resorts on both the East and West Coasts; and - ensuring that every guest was treated as I myself would expect to be treated.

I hope we can return again - it was a wonderful week . . .

Washington, DC

5/28 - 6/4, 2011

We have enjoyed the house and the whole area very much. We have even talked about booking it for another family vacation in the future. The house is very nice and the location on the water is fantastic. Thank you.

6/4 - 6/18, 2011

Everything was perfect! We had such a wonderful time.

This place, both your home and the area, exceeded our expectations. We loved spending mornings on the back porch having breakfast and feeding the chipmunks. Acadia had so much to do. We biked, hiked, and rock climbed . . .

This will definitely not be our only trip to Bar Harbor.

Being able to stay at Hulls Cove was the icing on the cake.

6/18 - 6/25, 2011

Sorry I have taken so long to inform you of the perfect week my family and I spent in your home.

It was so lovely to walk in that first day and see the view and the house all at once.

It was magnificent.

We will be making a return trip in the near future.

7/2 - 7/9, 2011

The house and grounds are lovely. Thanks for sharing them with us.

We found your home spacious and comfortable and very elegant. We loved all the lovely touches of fresh flowers on the table, the gardens were beautiful, as was the spectacular view.

My sister and I loved your book collection and could have stayed a year to read!

I have recommended your place to everyone we tell our experience to. Many thanks for allowing us the opportunity to see Maine with such awesome accommodation.

We had a marvelous stay and can't thank you enough for sharing your piece of Maine with us!

I forgot to mention that my 23-year old had the friendly chipmunk - actually two of them - eating out of her hand yesterday. Yes, you were correct that they are quite tame.

You have a lovely place . . .

I wanted to send you a formal thank-you note . . . we all enjoyed our trip to Maine and found your home to be a perfect setting.

After 5 days of travel for our son, he was so happy to have such a peaceful, private home to rest in . . .

Our son is back in Afghanistan but has e-mailed us to let us know that, when he has a particularly bad day, he thinks of our time in Maine and the incomparable beauty of the landscape. What a gift.

Thank you! Thank you! Thank you! Many blessings to you and to your family.

You must know that this was the best vacation I can remember in many a year - almost cried to leave what was already beginning to feel like home.

9/25 - 9/30, 2010

So far, our trip has been exactly what we hoped for. We took Highway 1 up the coast and enjoyed the picturesque towns and villages along the way. Once here the house did not disappoint. We're so pleased with the decor and the setting, we'll enjoy our stay no matter what the weather. Your library is outstanding. And I am taking notes on books I will want to read when I return home. Thanks again for sharing such a great house.

6/6 - 6/13, 2009

Just a quick note to thank you for letting us use your idyllic property at Hulls Cove. It is a beautiful house and ideally appointed with gorgeous views of the bay.

We had a glorious week which will live long in memory.

It was a super opportunity for cousins to get to know each other better, given that they live on separate continents.

Many thanks.

As far as the property . . . it is beautiful and we are all so happy. We will spend all our free time on the back terrace. Two rather chubby raccoons have kept us entertained all evening. Plus, your chipmunk met us right away and ate from our hands . . . too cute.

We completely enjoyed our time here and truly appreciate the opportunity to stay in your home! Thank you so much!

It is a beautiful home and setting and the "pets" who joined us created memories we will cherish forever!

What a charming house! You have made it very comfortable and very interesting. We're enjoying your prints, paintings, and object d'art. It goes without saying, your book collections is very inviting.

First, I'd like to say how lovely your house is. We're so lucky to get to spend a whole week here.

Thank you for all your hard work. The house is lovely and comfortable.

My family and I thank you for a lovely stay in your very welcoming and comfortable home. The location was perfect; so beautiful and so Maine.

All of us from the baby to the grandparents enjoyed your picturesque home and grounds. We also delighted in your interesting e-mails . . .

Four-year-old E was in tears on our last morning she did not want to leave. She loved feeding the animals:

The chipmunks actually ate out of her hand. We liked all the animals: They were entertaining.

We did many fun activities. We hiked, had fantastic popovers with strawberry jam at the Jordan Pond House, went on a sunset sail on the Margaret Todd, ate fabulous lobsters, had blueberry pancakes at Jordan's on Cottage Street, and played on Sand Beach.

My younger son, T and I experienced sunrise on Cadillac Mountain. Surprisingly there were about sixty other nutty enthusiasts present.

Thank you for sharing your gracious home and for taking such good care of us. We had a marvelous time.

"I miss it terribly":

We have arrived at Hulls Cove and It is everything we had hoped for and so much more. It is enchantingly perfect! It is beautiful and so warm, cozy and inviting. Everything was just as it should be.

It's our second full day at Hulls Cover and already we have fallen in love with it. I know there are many lovely areas around here for us to see but I cannot believe that they are any more beautiful than your Hulls Cove.

Your lovely home is now beginning to feel like our home and we are enjoying every aspect of it. Waking up here each morning here is a joy and a blessing.

This has been an amazing holiday. Your home has provided such a cozy place for us return every day after our many adventures.

All of our friends thought it was so inviting and loved every minute they were there. It was relaxing, peaceful and serene and afforded us many happy hours.

It has been a pleasure to work with you and I am so appreciative that your family is willing to share your lovely home with us.

We have been gone from Hulls Cove now for a full week and I have to admit that I miss it terribly.

"Perfect Coastal Maine Retreat" - *****

This is a beautiful home situated on beautifully landscaped grounds overlooking the ocean near Acadia national Park and Bar Harbor Maine.

There is no five-star hotel that is anymore lovely, comfortable, or better situated than this home. It is lovely, exquisitely decorated and furnished, and perfectly equipped with room for three generations of one family.

The owners immediately responsive to any request. But the property is so well maintained that there is virtually nothing lacking when it comes to comfort and beauty, and there's nothing really to ask for beyond what is already provided.

The home is spotlessly clean inside. The grounds are pleasingly maintained outside.

There is an abundance of wildlife: deer, docks, chipmunks, and squirrels which delight young and old alike.

All any family needs to bring is their clothes, as all other items are provided, including sheets, towels, and high-end kitchen equipment and appliances.

Activities nearby include hiking and swimming in one of the most beautiful national parks in the country. And there are lovely restaurants in nearby Bar Harbor, Northeast harbor, and Southwest Harbor.

This home is one of the most beautiful and serene spots I ever stayed in.

So much so that we are planning to return next year for another two weeks.

I would recommend this property to anyone who loves beauty, ocean views, and the best of coastal Maine.

"Beautiful, and the deer here to greet us"

Arrived safely, the house beautiful. The deer were here to greet us :)

Everything has gone wonderfully here - the animals were very good company, we saw the deer each evening and a family of raccoons one night.

"Amazing!!! And close to everything!" - *****

This property is amazing!!!

We were so fortunate as we arrived on a full moon interviews from the backyard underneath the canopy of the trees to the water was amazing!!
The accommodations were wonderful for family. We spent our mornings leisurely enjoying nature, breakfast on the outdoor patio . . . Couldn't have asked for more.

Close to everything.

Acadia national Park is just moments away as is Bar Harbor.

All rooms were large and comfortable. Large dining areas conducive to family get-togethers.

Our children are all in their 20s. So there was something for everyone close by: wineries, craft beer, hiking, and wonderful restaurants!

"Perfect home for relaxing and enjoying Bar Harbor"- *****

We rented this home for two weeks at the end of May and into June 2015.

My only issue is, our schedule would not allow us to stay a month.

This amazing home is well-kept.

The owner was very attentive to our special requests and needs, both prior to and during our stay.

The home was close to everything we wanted to enjoying Bar Harbor. But it's location and grounds made us feel like we were away from it all.

We traveled with our married adult children. We had six adults, one 3-year-old, and two babies in our group. There was plenty of room for everyone.

The adults and our three-year-old granddaughter loved watching and feeding the wildlife in the property.

We enjoyed the days we spent relaxing at the home just as much as the days we got out and enjoy the area. If we could spend a month here every year we would!

I can sincerely say without hesitation we would rent this home again!

"Wonderful Vacation Home" - *****

Very lovely home in great location.

Right on the water.

Private yet close to town.

We rented this home from May 23 through May 30, 2015.

Lovely outdoor setting with lots of flowers beautiful landscaping. Also beautiful roomy interior.

Our party has six people and we could've easily accommodated more. The home is a great place to relax is there are many wonderful books available to enjoy the library, as well as all modern amenities one could possibly desire.

We will certainly consider coming back in the future

"Amazing is all I can say"

We really don't want to leave but today we must!

Good news for you . . . there were 17 deer here last night, two Red Squirrels (assume they're mates as they were arguing the whole time) and the Chipmunk - oh, and a million ducks.

Amazing sunrise this morning.

Just wanted to say thank you so much for letting us stay at your wonderful residence - amazing is all I can say. The view, the animals, the comfort . . . it really made a winter visit really quite worthwhile!

Again, loved the place, the area and we will be back!

"A wonderful time"

It has been a great pleasure and honor to stay in your home these past two weeks. We had a wonderful time. I am so heartened to know that there are such incredible people in the world like you who care about animals, and take the time to be their caretaker and advocate. I am going to miss the squirrels, red and gray, the birds, the ducks, and most of all the deer.

We would like to come back to visit in the summer and/or possibly in the spring.

Thank you again. We remain grateful for the opportunity.

Our stay at Hulls Cove was wonderful: the house is beautiful and so are the grounds and views.

A lovelier sunrise I have never seen.

The house is perfectly maintained with all amenities provided - down to deer, squirrel, and duck food!

It is very spacious and comfortable, and is beautifully furnished.

It felt like being at home, rather than a rental property.

The location is very convenient for exploring Acadia National Park (minutes away!) And the area.

The owner was very helpful, before and throughout our stay.

We would definitely recommend this handsome house to anyone who appreciates beauty, comfort and quality, and would ourselves love to come back!

We spent a week in early September.

Like another reviewer, we arrived at the time of a full moon, the "super" moon.

Beautiful on the Bay!

Everything was great.

First time in Maine. Have spent many vacations in the Outer Banks. This home far exceeded any that we stayed at in North Carolina.

The house was immaculate. Very well equipped with everything needed.

The location is great - convenient to Bar Harbor, Acadia National Park, etc, - but still very private.

We especially enjoyed being able to relax in addition to seeing all the sights, eating out (and in).

Mr. Dyer was very accommodating. He definitely wanted us to have a great vacation.

Would recommend to anyone.

I wish we could have stayed longer.

"Each person in our party of eight would highly recommend this home"

Although we live in the West, if ever we are fortunate enough to find ourselves near Acadia National Park in Maine again, we will know just where to stay.

This Hulls Cove home is perfectly appointed, beautiful, serene, and comfortable in every way. Though our party had come with the intention of seeing the national park, we joked more than once about forgetting our plans for Acadia in favor of remaining in the perfect oceanside setting and beauty of the home.

That said, this was the ideal, convenient location for visiting spectacular Acadia and the surrounding area.
The owner of the home, meticulous for detail, was beyond gracious, kind, and accommodating.

We were delighted to find the flag from our home state flying to greet us upon our arrival.

We felt in every way as though we were visiting the home of an old friend in the sense that everything we needed had been taken care of, the door was open, the lights were one, everything was perfectly clean and comfortable, and our favorite books were on the shelves.

Each person in our party of eight would highly recommend this home--of many vacation rental homes over the years, our favorite!
